In case you were wondering, our broker is the fabulous Vanessa Pollack. She sold a very similar house around the corner about eight months ago. Although she was the buyer's broker, not the seller's, we feel like she really knows how to market to the types of people that would be drawn to our house and neighborhood, ie: folks leaving a 1br in Brooklyn, working in Broadway or publishing, one kid and maybe another on the way, and maybe someone who needed a home office.
Our third floor is a true third floor, not a converted attic. It still has the 9ft ceilings as the rest of the house and has two bedrooms, one with a dormer, and an unfinished room used as an attic, which we had planned on turning into a full bath (easy to do, being directly above the full bath on the 2nd floor) and turning the third floor into a master suite including office. Oh well.
